Inventory in Las Vegas, NM is relatively limited in this rolling three-month view, with about 46 active listings and 3.2 months of supply, which is sharply lower than a year ago. Even though homes sold are up nearly 39 percent year over year, new listings have slipped compared with last year and pending sales are down, pointing to a slower flow of properties into contract.

Homes are taking longer to sell, with the median days on market edging up to 47 days in this recent period, though nearly 26 percent of listings still go off the market within two weeks. With only about 9 percent of homes selling above list and an average sale-to-list ratio right at 100 percent, negotiation is still important on both sides.
