Supply has grown to about 5.1 months, which is closer to balance than in recent years but still favors sellers. Homes are typically listed around $643,800, and the average sale-to-list ratio of about 98 percent shows buyers are paying close to asking prices.
Price trends are fairly steady compared with a year ago, with the typical home value roughly flat while median list prices are up over 7 percent year over year.
