Santa Fe currently leans toward sellers, with the market gauge pointing to a seller’s market. Months of supply has climbed to 5.4 in this rolling three-month view, far above the level seen a year ago. At the same time, homes are typically spending 59 days on the market, unchanged year over year.
Prices are edging higher even as conditions gradually become less intense. The typical home value is up about 4 percent compared with a year earlier, while the median list price has risen at a similar pace. By contrast, demand indicators have cooled, with homes sold down more than 8 percent year over year and pending sales falling more than 14 percent. Fewer bidding wars are showing up as well, with only about 9 percent of sales closing above the list price and the average sale-to-list ratio just under 98 percent.

Active listings are slightly lower than a year ago, but months of supply is roughly two-thirds higher than last year’s level, suggesting inventory is lasting longer even as fewer new listings come to market. Compared with 2024, the share of homes that go off market within two weeks has eased to around 31 percent, another sign that buyers have a bit more time to decide.
