The typical home value in Santa Fe is projected to be $612,130 for the month of December. November’s finalized data reported the typical value of a home in the city to be $602,000—up 11.28% over the previous 12 months. For comparison, county-level data pegged home values at $675,000 in Santa Fe County for the most recent reporting period. That number is expected to float around $675,000 in December.
Santa Fe had 100 new listings and 100 listings that went under contract in November, decreasing the area’s total available inventory to 451—down 5.45% from the previous month. Inventory is projected to have further decreased in December.
Of those 451 active listings, 19.73% reduced their price in the month of November. The median listing price for homes in Santa Fe fell 6.37% from October to November, bringing the current median listing price to $559,000. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 61 days, compared to 70 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
