Year-over-year, Los Alamos County’s typical home value in April rose modestly, while the median list price edged down, suggesting buyers are paying more even as asking prices soften slightly. Active listings fell compared with last year, yet homes sold jumped by more than forty percent, showing stronger demand absorbing limited inventory. Months of supply also dropped sharply on an annual basis, underscoring tighter conditions for buyers.

In the latest monthly snapshot, April’s typical home value reached about $698,000, up more than 12 percent from March. Homes sold increased to 26, and new listings doubled month over month to 42, giving buyers more options even as prices climbed.

Market speed accelerated noticeably, with the median days on market falling to just 7 days, down from 59 in March and much lower than many periods over the past year. Roughly 78 percent of homes went off market within two weeks, and about 44 percent sold above list price, while the average sale-to-list ratio nudged above 100 percent. Compared with New Mexico overall, where months of supply sits around 4, Los Alamos County’s 1.9 months highlights a stronger seller’s market.
