Year-over-year, Los Alamos County’s typical home value is up modestly, while prices sit well above the New Mexico average. Median sale price has edged higher than a year ago, and July’s $651,090 figure is far above the state’s $363,592 level. Inventory has tightened compared with last year even though local prices have climbed.

In the latest monthly snapshot for July 2026, median list price jumped more than 20 percent from June, while homes sold rose over 36 percent. Pending sales saw a similar surge, signaling strong buyer interest despite higher prices. Active listings increased nearly 24 percent month over month, yet months of supply fell to 1.8, much leaner than the state’s 4 months of supply and consistent with the county’s seller’s market label.

Conditions on the ground show both urgency and patience. Half of listings are going under contract within two weeks, but the median days on market has stretched to 41 days, indicating some homes move quickly while others take longer to find the right buyer. Sellers are still in a favorable position, with more than 41 percent of homes selling above list and an average sale-to-list ratio just over 100 percent.
