Los Alamos County’s housing trends over the past year show moderating prices alongside tightening inventory. Typical home values are down slightly year over year, easing about 3 percent, while the median list price is also a bit lower than a year ago. At the same time, active listings have fallen by more than a quarter compared with last May, signaling fewer options for buyers.

Looking at May 2026 specifically, the median sale price was about $546,000, down sharply from April but still well above the New Mexico state median of roughly $358,000. Inventory stood at 74 active listings and just 1 month of supply, far leaner than the state’s 3.8 months, which points to strong conditions for sellers.

Buyer activity remains solid, with homes sold up over 40 percent from April and pending sales running about 45 percent higher than a year ago. Homes went under contract quickly, spending a median of only 8 days on the market, and more than half were off the market within two weeks. Sellers are often getting what they ask for or slightly more, with an average sale-to-list ratio just above 100 percent and about 38 percent of closings above list price.
