Los Alamos County home values have surged over the past year, with the typical home value up more than 30 percent compared to last August. Median list prices are also higher year over year, rising about 18 percent, even as active listings have dropped by more than a quarter. Sales activity has edged up modestly from last year, with slightly more homes sold and more new listings coming to market.
In the latest monthly snapshot for August 2026, the typical home value reached about $687,000 while the median list price hovered near $645,000. Homes are taking longer to sell than earlier in the year, with the median days on market increasing to 48 days and only about 17 percent of properties closing above list price. Inventory remains tight at roughly 1.7 months of supply, a level that is well below New Mexico’s 4.4 months of supply and consistent with the county’s designation as a seller’s market.
Recent monthly data also show a slight uptick in active listings and homes sold since July, signaling steady movement despite the longer time on market. Pending sales, however, are down noticeably from a year ago, suggesting some buyers may be pausing as prices climb. Even with these mixed signals, the average sale-to-list ratio remains close to 99 percent, indicating sellers are still achieving nearly their asking price.
