Inventory in Ashland has tightened notably in this rolling three-month view. Active listings are down about one-third from a year ago, with only four homes on the market and just two new listings coming on, also about one-third lower year over year. Closed and pending sales have each fallen by roughly half compared with last year, showing slower contract flow even as supply shrinks.

Very few properties are selling above list, and roughly half of homes go off the market within two weeks, underscoring a split between well-priced, move-ready listings and slower-moving inventory.
