Inventory in Greene County is building, with about 442 active listings in May and a relatively high nine months of supply. New listings jumped sharply from April, rising more than two-thirds, while homes sold slipped slightly to 44. Pending sales also grew month over month, suggesting more buyers are writing offers even as closed sales trail last year’s pace.
Pricing is adjusting to this supply and demand mix. The typical home value is roughly $386,000, up modestly from a year ago, but the median list price is down compared with last May even after a steep month-to-month increase. Sellers are receiving about 96 percent of their asking price on average, and only about 10 percent of homes are closing above list, a much smaller share than last summer.
Homes are taking longer to move, with the median days on market stretching to 107, far higher than a year ago and well above the statewide pace. Greene County also has more than double the months of supply seen across New York as a whole, underscoring its clear buyer’s market conditions. With this mix of rising inventory, evolving pricing, and slower timelines, local expertise matters.
