Williamsport currently tilts toward sellers, with the market gauge at 17 on the seller’s side. Inventory sits at 3.7 months of supply in this rolling three-month view, up notably from a year ago. Even with that increase, supply is still low enough to keep conditions in sellers’ favor.

Prices have pushed higher compared with last year, with the typical home value up more than 15 percent and the median list price rising about 12 percent year over year. Only 16 percent of sales closed above list price and the average sale-to-list ratio is about 97 percent, suggesting fewer bidding wars and more room for negotiation than in some recent years.
