Pricing is adjusting to these conditions, with the typical home value around $219,500, down more than 8 percent from last month but still about 2 percent higher than a year ago, while the median list price has surged more than 32 percent year over year. Even as only about 28 percent of recent sales closed above list and the average sale-to-list ratio edged down to roughly 98 percent, Cortland County remains somewhat more affordable than New York State overall, where the median sale price is over $523,000.
