Genesee County has seen home values climb quickly over the past year, rising about 17.33 percent. That pace is more than double New York State’s 7.49 percent gain, even though local prices are far lower than the state’s typical value of about $600,100. At the same time, inventory has tightened sharply year over year, dropping nearly 45.95 percent.
In February 2026, the typical home value stood around $220,000, with a median list price of about $216,950. Homes went under contract faster than a year ago, with median days on market down about 40.48 percent to just 25 days.
Conditions strongly favor sellers, with only 0.7 months of supply and roughly one third of recent sales closing above list price, while the average sale-to-list ratio hovered very close to 1. New listings fell over 51.52 percent year over year to 16, and inventory slid to 20 homes, with projections pointing to about 18 listings and a slightly lower typical value of $216,850 next month. With pending sales down about 41.38 percent, both sides are navigating a slower but still tight seller’s market.
