Inventory in the Theatre District has been tightening even as activity slows. There were 99 homes available in February 2026, with 49 new listings but only 29 going under contract. Compared with last year, new listings are down sharply by 43.02 percent and pending sales have fallen 34.09 percent, contributing to a Seller's Market reading of 34.

Homes are also taking longer to move, which shapes how both sides negotiate. The median days on market has reached 165 days, up 7.84 percent since January and 26.92 percent over the past year.

Pricing is responding in mixed ways as this slower pace meets limited supply. Typical home values have surged 47.54 percent year over year to about $2,250,000, well above Manhattan’s overall $1,375,000, and are projected to edge up to $2,300,000 next month. At the same time, the median list price has adjusted down 11.28 percent month over month to $1,770,000 and is projected around $1,657,500, while recent sales have closed at about 97.35 percent of asking and almost none above list.
