Compared to a year ago, Manhattan’s typical home value has climbed about 9 percent, highlighting solid price appreciation even as conditions favor buyers. Listing inventory is up from winter levels, with more than 7,300 active listings in May and months of supply rising roughly 45 percent year over year, pointing to more options and less urgency than in past cycles.

In the latest monthly snapshot, prices continued to push higher, with the typical home value increasing more than 3 percent from April while the median list price ticked up modestly. At the same time, fewer new listings came to market, down about a quarter month over month, which may help keep upward pressure on values despite the overall buyer’s market backdrop.

Sales activity shows a mixed picture, with homes sold down nearly 13 percent from last year but pending sales up almost 14 percent year over year, suggesting buyers are still writing contracts even if closings lag. Homes are taking longer to sell than a year ago, yet the median days on market fell sharply from April, and nearly 14 percent of sales closed above list price with sale-to-list ratios holding near 99 percent.
