Year-over-year, Manhattan’s August numbers show softer prices alongside shifting activity. The typical home value is down a bit from last year while homes sold are up more than 10 percent, pointing to buyers finding opportunities even as overall prices ease.
In the latest monthly snapshot for August 2026, the typical home value sits around $1.23 million and the median list price is slightly lower, with both measures down a few percent from July. Inventory has pulled back, with active listings down more than 13 percent month over month and nearly 17 percent from a year ago, and new listings in particular dropped almost 30 percent from July.
Conditions on the ground reflect a cooling but still active environment, with a median of 66 days on market, shorter than both last month and last year.
