Year-over-year in Manhattan, typical home values in July inched up while median list prices slipped slightly, pointing to sellers adjusting expectations even as underlying values rise. Inventory tightened compared with last year, with active listings and new listings both down, and pending sales also a bit lower.
In the latest monthly snapshot, July’s typical home value sat just above the median list price, suggesting buyers still have room to negotiate in many cases. Months of supply eased to 5.5 from higher levels earlier this year, and homes sold ticked up modestly from June even as new listings fell sharply.
Viewed over the past several months, days on market have shortened from the spring peak, and the share of homes selling above list has edged down from May’s highs to about 12 percent.
