Compared to a year ago, Manhattan’s typical home value is up, rising about 8 percent year over year even as June’s figure edged down from May. Over the past 12 months, listing prices have been relatively flat by comparison, pointing to modest longer-term price growth rather than rapid swings.

In the latest June snapshot, homes sold picked up from the prior month while new listings dropped sharply, suggesting buyers faced fewer fresh options even as more deals closed. Inventory has also eased both month over month and year over year, and months of supply fell from spring levels, signaling that some earlier slack in the market has tightened.

Conditions still lean toward buyers overall, with Manhattan rated in buyer’s market territory and the average sale-to-list ratio just under full asking. At the same time, more than 13 percent of sales closing above list and a median of 82 days on market show that well-positioned homes can command strong interest while others take longer to move.
