The typical home value in Upper Manhattan is projected to be $1,175,000 for the month of March. February’s finalized data reported the typical value of a home in the neighborhood to be $1,200,000—down 0.0% over the previous 12 months. For comparison, city-level data pegged home values at $1,375,000 in Manhattan for the most recent reporting period. That number is expected to float around $1,325,000 in March.

Upper Manhattan had 1,294 new listings and 1,087 listings that went under contract in February, increasing the area’s total available inventory to 1,995—up 1.06% from the previous month. Inventory is projected to have further increased in March.

The median listing price for homes in Upper Manhattan grew 4.6% from January to February, bringing the current median listing price to $1,250,000. Based on projected data for March, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In February 2026, the median time for a listed property to go pending was 79.5 days, compared to 91 days in February 2025. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this March.
