Inventory and contract activity in Onondaga County has shifted noticeably heading into September 2026, with 1,330 active listings holding slightly above last year while homes sold have fallen about 5 percent year over year. Pending sales are also down more than 6 percent from a year ago, and months of supply has climbed to 2.2 months, up more than 40 percent year over year, signaling a bit more breathing room for shoppers even though conditions still favor sellers.
Pricing is reacting in a nuanced way, as the typical home value sits around $280,000, up a few percent from last year but nearly 10 percent lower than just a month earlier. List prices are pushing higher, with the median list price up more than 10 percent year over year, yet sellers are facing slower movement as the median days on market has increased to 22 days, about 2 percent higher than a year ago and sharply higher than in late summer.
Seller leverage remains visible in the fact that about 60 percent of homes are still selling above list price and the average sale-to-list ratio is holding around 104 percent, only slightly above last year despite the recent cooling. Compared with New York State overall, where months of supply is closer to 4 months and prices are significantly higher, Onondaga County offers relatively tighter inventory and lower price points, which shapes both strategy and expectations.
