Far Westside has seen notable year-over-year movement in this rolling three-month view. Typical home values are up more than they are for Syracuse as a whole, rising about 18 percent compared with roughly 10 percent citywide. At the same time, median list prices have fallen compared with a year ago, signaling shifting seller expectations.
In the latest period ending in June 2026, inventory has expanded sharply, with active listings more than doubling from last year and months of supply increasing to 6.5. Even with this higher supply, the share of homes sold above list price has climbed to nearly two-thirds, and the average sale-to-list ratio sits a bit above 106 percent, indicating many properties still draw strong offers.
Buyer and seller activity is also evolving. Homes sold are slightly lower than a year ago, but new listings are up strongly and pending sales have risen by nearly one-third, suggesting more deals are moving toward closing. Homes now spend around 40 days on the market, much longer than a year ago, which can give buyers more time to decide while still rewarding well-priced, well-presented homes.
