Inventory in Brevard has expanded in the latest rolling three-month view, with active listings up more than 20% year over year and months of supply rising sharply to 8.1, signaling a slower pace of absorption. Contract activity has cooled compared with a year ago, as homes sold are down more than 25% and pending sales are also lower, even though new listings have increased by about one-fifth.

Prices are still pushing higher despite this softer demand backdrop. The typical home value over the past three months is up nearly 20% from a year ago, while the median list price is slightly below its level of a year earlier, hinting that sellers may be moderating their initial asking prices to meet buyers where they are.

Buyer leverage has improved compared with prior years, with the average sale-to-list ratio under 97% and only about 7% of homes selling above list price, a big shift from 2022 and 2023 when above-list sales were far more common. Homes are also taking longer to sell, with median days on market near two months in the current period versus much shorter marketing times in past years, even though the market is still labeled a seller’s market overall.
