Camden County is currently tilted toward buyers, with the market gauge indicating a buyer’s market. Inventory sits at 3.8 months of supply, a sharp increase from 1.9 months just one month earlier. Active listings are slightly below last year, but they are edging up month over month, giving shoppers more options.

Home values show some softness, with the typical home value down nearly 8 percent from a year ago and slipping modestly since June. In contrast, the median list price is still up over 5 percent year over year, suggesting sellers remain optimistic even as buyers gain leverage. Homes are taking much longer to sell, with median days on market jumping to 80 days and rising significantly compared with last year. Compared with the broader North Carolina market, Camden County’s typical home value sits higher than the state median, yet the state overall has seen prices inch up while Camden has cooled.

Sales activity is mixed, with homes sold in July down sharply from June but still much higher than a year earlier. Pending sales have fallen more than 50 percent year over year, which could point to slower closings ahead even as new listings dropped by about half from last July. Only about 19 percent of homes are selling above list price, and the average sale-to-list ratio hovers just under 100 percent, reinforcing a more negotiable environment.
