Currituck County is seeing steady inventory with 534 active listings in June, essentially unchanged from a year ago. Homes sold climbed strongly, up more than 20% year over year to 116 closings, while pending sales also increased compared with last June. Pricing is adjusting more gradually. The typical home value is down modestly from a year ago, even as the median list price has jumped by double digits year over year, showing that sellers are testing higher asking prices. Homes are taking longer to sell than they did a year ago, with the median days on market rising to 82, a sharp increase year over year that gives buyers more room to compare options. At the same time, months of supply has shifted down from earlier this year to 3.5 months, which is leaner than the statewide 4.4 months and points to reasonably strong demand.
