Currituck County is showing cooler contract activity alongside steady listing volume. Active listings in August stood at 463, down slightly from last month and about 5% lower than a year ago, while new listings jumped more than 30% month over month. Closings slowed to 72 homes sold with pending sales also slipping compared with July, consistent with the area’s buyer’s market reading.

The typical home value reached about $555,000 in August, up more than 14% year over year and roughly 8% from July, while the median list price climbed over 30% from last month and more than 30% versus last year.
