Inventory in Carteret County has expanded notably, with active listings up nearly 20 percent year over year to 928 and slightly higher than last month. Contract activity is mixed, as pending sales are up about 6 percent from a year ago but dipped more than 13 percent from April, while closed sales are down roughly 14 percent annually.

Pricing has been responding to these shifts, with the typical home value rising more than 13 percent year over year even as the median list price has jumped more than 26 percent. Homes are taking longer to sell than a year ago, reflected in months of supply increasing to about 6 months compared with roughly 4.3 months across North Carolina, and a smaller share of homes closing above list price at just over 12 percent.

Compared with earlier months, May shows sellers adjusting expectations, with the average sale-to-list ratio edging down to around 97 percent and median days on market recently improving from winter highs to 63 days.
