Inventory in Carteret County has expanded compared with last year, with active listings up more than 18 percent and new listings jumping over 30 percent. Contract activity has cooled, though, as homes sold are down nearly 10 percent year over year and pending sales are off just over 8 percent.
Pricing is moving in a different direction than sales volume, with the typical home value up about 17 percent from a year ago and now well above the North Carolina median. At the same time, the share of homes selling above list has edged down slightly over the year, and the average sale-to-list ratio has slipped to just under 96 percent.
Homes are taking much longer to sell, with median days on market up 44 percent year over year and months of supply rising to just over five months, firmly in buyer’s market territory compared with the state’s 4.6 months.
