Inventory in Cedar Point has expanded in this rolling three-month view, with active listings up more than 20 percent year over year to 62 and months of supply surging to about 19 months. Contract activity has slowed, as homes sold are down roughly 59 percent from a year ago and pending sales have also declined compared with last year.

Pricing has moved in a different direction than sales volume, with the typical home value up more than 80 percent year over year to around $565,000. At the same time, the median list price is down about 15 percent from a year ago, and the average sale-to-list ratio sits just under 99 percent, indicating buyers still pay close to asking even in a high-supply environment.

Sellers are seeing mixed signals, with only about a quarter of recent sales closing above list price but that share is up from last year.
