Inventory in Lenoir County has expanded notably, with active listings up more than 85% year over year to 268 and months of supply rising to 4.2, slightly below the statewide 4.3 months. At the same time, new listings have surged nearly 60% from last year, while pending sales are up about 21%, signaling stronger contract activity even as options for buyers increase.

Pricing has been reacting to this busier environment in mixed ways, with the typical home value around $241,000, up more than 28% from a year ago. However, the median list price has dipped about 5% year over year and more than 15% from last month, suggesting sellers are adjusting expectations as buyers gain more choices.

Homes are taking longer to close than they did last year, with the median days on market now 79, yet properties that do sell are still achieving about 98% of list price and nearly one in five are closing above asking.
