Year over year, Yadkin County’s typical home value in May 2026 is down slightly, dipping about 2 percent even as the state overall inched up. Listing prices, however, are nearly 4 percent higher than a year ago, pointing to modest upward pressure from sellers. Inventory has expanded significantly, with active listings up more than 25 percent and months of supply soaring about 160 percent to 4.7 months, marking a clear shift toward a more balanced environment.

In the latest month, prices showed some short-term volatility, with the typical home value jumping nearly 11 percent from April while the median list price edged down a bit. Homes are taking longer to sell than last year, as the median days on market climbed to 34 days, roughly two and a half times higher than a year earlier, even though that figure dropped sharply from April’s slower pace.

Sales activity reflects this cooler tempo, with homes sold down about 12 percent from last year and pending sales off by a similar margin despite a 14 percent rise in new listings. Even with more choices, more than a quarter of recent sales still closed above asking price, and the average sale-to-list ratio is just under 96 percent, signaling that well-priced homes can attract serious interest.
