Inventory in Batavia has thinned out over the past year, even as some recent listing activity has picked up. Active listings in this rolling three‑month view are down more than 17 percent year over year, while homes sold have fallen about 21 percent. Despite that slowdown in closed sales, new listings just saw a solid month‑to‑month bump, and months of supply has risen to 2.3, still pointing to a seller’s market but with a bit more breathing room for buyers.

Buyer behavior has shifted from the overheated conditions of prior years, but well‑positioned homes still move quickly. Around two‑thirds of recent listings went off the market within two weeks, and the average sale‑to‑list ratio is just under 100 percent, while only a small share of homes are selling above asking.
