Inventory and activity have both cooled compared with a year ago, with active listings down about 16 percent and homes sold lower by nearly 19 percent. At the same time, months of supply has risen to 2.1, up roughly 14 percent year over year, indicating conditions are still tilted toward sellers but less intensely than in prior years.
Looking at the latest rolling period through September 2026, homes are taking around 40 days to sell, very similar to last year, while only about 14 percent are closing above list price, sharply lower than a year ago.
