Inventory in Brown County has been building this spring, with active listings up nearly 18% from last month to 192. New listings also increased month over month, while pending sales dropped sharply, down almost 19% and more than 23% lower than a year ago. Homes sold did edge higher than last month and are running ahead of last year, but the slower contract pace suggests buyers are taking more time to decide.

Pricing is adjusting to this shift in demand. The typical home value sits just under $280,000, up a bit from March but slightly below last year. Sellers are asking more, with the median list price more than 20% higher than a year ago, which helps explain why the average sale-to-list ratio is under 98% and only about one-third of homes are closing above the asking price.

Time on market and available supply also show a softening from last year’s tight conditions. Median days on market is around a month and a half, and months of supply has risen to 4.8, notably higher than Ohio’s statewide 2.8 months, giving local buyers more options than many other parts of the state. Even with this additional breathing room, Brown County is still classified as a seller’s market overall.
