Inventory in Brown County has eased slightly, with about 205 active listings in July and a small year-over-year increase in available homes. New listings were flat month over month but down nearly 15% from last year, signaling fewer fresh options coming to market. Even with that backdrop, contract activity is picking up, as pending sales rose roughly 11% from June and almost 9% compared with a year ago.
Sales volume shows a mixed picture, with 42 homes sold in July, up strongly from the prior month but a bit lower than last year. Homes are taking much longer to go under contract, with the median days on market jumping to about 75 days and rising sharply compared with a year earlier.
Pricing has generally trended upward over the past year, as the typical home value is up more than 8% annually even after a modest month-to-month dip in July. The median list price is still more than 23% higher than a year ago, while Brown County’s typical sale price now sits slightly above the Ohio statewide figure. Conditions lean toward sellers, with about 3.8 months of supply and a sale-to-list ratio near 98%, though only about 23% of homes are closing above list price.
