Brown County is seeing more homes available, with about 207 active listings in May and inventory up from April. Months of supply has risen to 4.6, signaling a move toward better balance between buyers and sellers compared with the tighter state level of 2.7 months. Even with more options, closed sales and pending contracts are still below last year, with homes sold down nearly 19 percent year over year and pending sales down about one-third.

Prices are easing slightly in response to that slower pace. The typical home value is around $262,000, dipping nearly 6 percent from April and a bit more than 2 percent compared with last year, while the median list price has also edged down year over year. Sellers are still achieving strong outcomes, with the average sale-to-list ratio at 99 percent and roughly one in four sales closing above the asking price.

Homes are taking some time to move, with a median of 51 days on market, though that is shorter than earlier in the year and many properties still go under contract more quickly. Almost 48 percent of homes come off the market within two weeks, showing that well-priced, well-presented listings can attract fast offers even as supply grows.
