About 21.8% of listings saw a price drop while roughly 31.1% sold above list, and with a sale-to-list ratio near 0.99 and 3.2 months of supply across 2,248 active listings and 1,108 pending sales, conditions leaned toward a seller’s market.
Looking ahead to April 2026, projections suggest the typical home value could edge up to around $284,250, with the median list price moving toward $306,500 and inventory rising to about 2,352 listings. With 1,046 new listings in March and an overall market gauge reading that still points to a seller’s market, both sides should prepare for homes that can move quickly while still requiring careful pricing.
