Year-over-year, Hamilton County home values are up modestly, with the typical home value rising about 3 percent to roughly $298,000 while median list prices are essentially flat. Sales activity has strengthened, as homes sold are up around 11 percent from last year and pending sales have jumped more than 14 percent, signaling solid buyer demand.
In the latest June snapshot, inventory continues to build, with active listings up more than 13 percent from a year ago and totaling nearly 4,000 homes. Even with this added supply, Hamilton County still sits in a seller’s market with about 2.7 months of supply, slightly below the statewide level of 2.8 months in Ohio.
