Year-over-year, Butler County’s typical home value in July 2026 edged down a bit while Ohio overall saw prices rise, suggesting local values are cooling slightly compared with the state trend. At the same time, median days on market jumped sharply from a year ago and months of supply rose more than 10 percent, both pointing to buyers having more time and options than they did last summer.
In the latest monthly snapshot, inventory and activity continued to build, with active listings up about 4 percent from June and nearly 10 percent from last year. Homes sold and new listings also increased on both a monthly and annual basis, showing that more properties are changing hands even as the pace of price growth stabilizes.
Pricing dynamics have shifted as well, with the share of homes selling above list down from a year ago and the average sale-to-list ratio slipping just under 99 percent. Still, about half of homes are going off the market within two weeks, underscoring that well-priced properties can move quickly despite longer overall median market times.
