Fairfield’s rolling three-month numbers show sizable price gains compared with a year ago. The typical home value is up about 14 percent year over year, while the median list price has climbed roughly 12 percent. Inventory looks different from last year as active listings are down about 11 percent even as prices have risen.

Recent activity from March through May highlights a market that is busy but less frenzied than past years. Homes are taking longer to sell, with median days on market around 40, more than double the pace from a year earlier, and months of supply has increased to 2.6, up over 60 percent year over year.

At the same time, demand is still solid, with about 65 percent of homes going off the market within two weeks and nearly one in four selling above the list price. Rolling three-month home sales are down about 19 percent from last year, and new listings are lower as well, giving serious buyers fewer options to choose from. Fairfield remains tilted toward sellers overall, but the cooling pace can give buyers a bit more breathing room on decisions and negotiations.
