Cuyahoga County is currently tilted toward sellers, with conditions still favoring those listing homes. The market gauge sits at 37, reflecting limited but improving options for buyers. Months of supply has climbed to 3, up about two-thirds from a year ago, easing some of the pressure.
Prices have continued to rise over the past year even with more inventory available. The typical home value is up roughly 9 percent year over year, while the median list price is nearly flat, suggesting sellers are pricing cautiously as buyers watch budgets. Active listings are up about 10 percent from last year, and new listings have grown more than 6 percent, giving shoppers more to choose from than in 2025.
Sales activity has cooled compared with a year ago, with homes sold down about 9 percent and pending sales off more than 12 percent, and properties are spending slightly longer on the market at a median of 28 days. Even so, about 35 percent of homes still sell above asking, and the average sale-to-list ratio remains just under 100 percent, showing sellers can often achieve prices close to their expectations.
