Months of supply sit at 2.5, below the roughly balanced level, and the average sale-to-list ratio is just under 100 percent. A little over 38 percent of recent sales closed above list price, signaling solid demand for well-priced homes.

Pricing and inventory trends help explain this balance. Typical home values are up about 11 percent from last year, while the median list price has also climbed modestly year over year, showing sellers have gained pricing power. Active listings have grown nearly 9 percent compared with a year ago, and new listings are up more than 14 percent, so buyers do have more options than they did last spring. Even with that added supply, Cuyahoga County’s typical home value still sits below the Ohio statewide median, which can make the area feel relatively affordable in a state context.

Homes now spend a median of 24 days on the market, which is much longer than a year ago but down sharply from March, and more than half go off the market within two weeks.
