Cuyahoga County is currently tilted toward sellers, with conditions that still give buyers some room to negotiate. A market gauge reading of 20 signals a Seller's Market, but not an extremely tight one. Three months of supply and a typical home value of about $205,000 keep prices relatively accessible compared with the Ohio average of $253,000.
Values have been rising faster here than in the state overall, with typical home values up 3.02% year over year and 4.06% in just the past month. At the same time, inventory is down 4.31% from a year ago, and new listings have dropped about 30.48%, which helps explain why sellers still have the upper hand despite a median list price of $219,000.
Buyer activity has cooled, with pending sales down 25.89% year over year and homes spending a median of 46 days on market, unchanged month to month but up 53.33% from last year. Even so, about 29.59% of homes sell above list price and the average sale-to-list ratio sits near 0.98, while roughly 21.95% of listings see a price cut, reflecting some negotiation room.
