Inventory in Hancock County has been edging up, with about 295 active listings in August, a slight increase from the prior month but still a bit lower than a year ago. At the same time, contract activity is firm, as pending sales climbed nearly 18 percent from July and more than 30 percent compared with last year, even though closed sales were down year over year.

Prices are adjusting to this balance of stronger listing and contract flow, with the typical home value around $224,800 and down modestly from a year ago, while the median list price has risen nearly 9 percent year over year. Roughly 30 percent of recent sales still close above list price and the average sale-to-list ratio is just under 98 percent, signaling that sellers can achieve prices close to their asking figures even as buyers gain slightly more leverage.
