At the same time, 46 new listings and 48 pending sales in February 2026 indicate that properties are moving through the pipeline quickly even as new supply trails demand. Typical home values are around $246,000, higher than the Lake County figure of about $230,000, and they are projected to rise to roughly $254,000 next month, with county values projected near $234,600.
Conditions for sellers are supported by faster sales, with the median time on market down to 39 days and falling sharply month over month. Buyers, however, are seeing some relief in pricing dynamics, as the median list price has edged down to about $294,450 and about 26% of listings have had a price drop, while roughly 26% of homes still sell above list and the average sale-to-list ratio sits just under 0.992.
