Inventory in Mercer County stayed relatively lean in July, with about 79 active listings and 2.5 months of supply, signaling a seller’s market. Contract activity picked up from the prior month as pending sales jumped sharply, even though the number of homes sold dipped and new listings only partially replenished what was going under contract.

Even so, the average sale-to-list ratio is holding near 97 percent and only about a quarter of homes sold above asking, suggesting buyers still have room to negotiate.
