Home values are rising quickly, with a typical home value of about $234,900, up 20.46% year over year and 8% in just one month. List prices are responding as well, with a median list price of $249,950 in March and a projected $261,225 in April, even as buyers take a bit longer to commit.
Homes spent a median of 52 days on the market, unchanged month over month but up more than 15% from last year, while about 16% of listings saw a price drop. With roughly 31.6% of homes selling above list price and an average sale-to-list ratio just under 0.98, conditions still favor sellers, yet provide room for negotiation for buyers.
