Year over year, Monroe County’s typical home value in August rose more than 30 percent, well outpacing the roughly 4 percent gain seen across Ohio. At the same time, median list prices climbed over 25 percent from a year ago, signaling sellers are testing higher price points even as the county’s typical values still trail the statewide level.
Looking at the latest month, only two homes sold in August and closings were down sharply from a year earlier, while new listings also declined by double digits. Inventory fell compared with last year, yet months of supply surged to about 16.7, indicating that the pace of sales has slowed enough to give buyers far more options than the state’s tighter 2.8 months of supply.
Homes are taking longer to move, with median days on market up to 84 and higher than a year ago, but the average sale-to-list ratio improving to just over 99 percent shows that closed deals are still landing very close to asking prices. Pending sales jumped dramatically from July, suggesting some momentum building beneath the slower headline sales numbers.
