January’s finalized data reported the typical value of a home in the county to be $169,000—up 83.8% over the previous 12 months. For comparison, state-level data pegged home values at $246,200 in Ohio for the most recent reporting period. That number is expected to float around $242,300 in February.
Monroe County had 4 new listings and 12 listings that went under contract in January, decreasing the area’s total available inventory to 27—down 10.0% from the previous month. Inventory is projected to have further decreased in February.
Of those 27 active listings, 37.04% reduced their price in the month of January. The median listing price for homes in Monroe County fell 4.9% from December to January, bringing the current median listing price to $144,500. Based on projected data for February, listing prices may continue to fall.
