Projections for April 2026 point to a slight decline in typical home value to about $118,500, while the projected median list price is expected to rise to around $171,750 and inventory to ease further to 18 homes. With 2.5 months of supply and the market gauge at 29, conditions still lean toward a seller’s market even as pricing trends diverge.
