Ross County saw noticeable month-to-month movement in May, with the typical home value jumping over 25% from April to about $269,000 while the median list price dipped slightly. Homes sold and pending sales both rose sharply, up around 29% and 29% respectively compared to the prior month, signaling stronger buyer activity. Inventory held nearly steady at just over 200 active listings, but months of supply dropped from 2.6 to 2, reinforcing tighter conditions. Homes also sold faster, with median days on market falling from 49 to 42.

Compared with a year ago, prices and activity have both pushed higher. The typical home value is up over 12% year over year, and homes sold have increased by more than 18%. Pending sales climbed more than 20% from last May, even as new listings slipped slightly over the same period. Months of supply is down more than 40% year over year, underscoring how much the balance has shifted toward sellers.

Local conditions are somewhat tighter than the broader Ohio market, where months of supply sits at about 2.7 versus 2 in Ross County. The share of homes selling above list price is just over 22%, and the average sale-to-list ratio is close to 98%, showing that most sellers are getting near their asking prices.
