July brought some noticeable month-over-month shifts in Ross County. The typical home value edged up about 3 percent while the median list price jumped nearly 7 percent, suggesting sellers are testing higher asking prices even as values dipped slightly from a year ago. Inventory also expanded, with active listings climbing about 13 percent from June and months of supply rising from 3 to 3.8, signaling a bit more breathing room than earlier in the season.
Sales activity told a different story. Homes sold fell about 8 percent from June and are down roughly 17 percent compared with last year, while new listings slipped slightly month over month and are also lower year over year. Pending sales did rebound strongly from June with more than a 27 percent gain, yet they remain notably below last year’s level.
Timing and negotiating conditions are shifting as well. The median days on market ticked up to 36 days from 34 in June, and the share of homes selling above list price dropped sharply month over month, even though it is higher than a year ago. With months of supply higher than the Ohio average of 2.8 but overall prices lower than the state median, Ross County sits in a seller-leaning market that still offers buyers options.
