Inventory in Sandusky County has tightened compared with last year, with active listings down nearly 12 percent to 148. New listings also slipped about 19 percent year over year, even as months of supply climbed to 2.7, matching the statewide level for Ohio. Fewer homes are coming to market, yet there is a bit more breathing room than a year ago as supply has risen and homes are taking longer to sell.

Contract activity shows mixed signals. Homes sold dropped almost 34 percent from a year ago, but pending sales moved the other way, rising more than 23 percent, suggesting more deals are now in the pipeline than at this time last year. Buyers are taking longer to commit, reflected in the median 47 days on market, which is up sharply year over year even after a slight month-to-month decline.

Prices are edging higher in response to these shifting dynamics. The typical home value is up nearly 6 percent year over year, while the median list price has jumped almost 14 percent, pointing to firmer seller expectations. Despite slower sales counts, sellers retain some leverage, with about 44 percent of homes closing above list price and an average sale-to-list ratio just above 100 percent.
