Inventory in Sandusky County has grown modestly, with active listings up slightly from last year and sitting at 169 in July. New listings also increased more than 30 percent year over year, adding more options for shoppers. Even with that added supply, homes are taking longer to sell, with the median days on market up sharply from a year ago to 47 days.
Sales activity has cooled compared with last summer, as homes sold and pending sales are both down double digits year over year. Compared with Ohio overall, Sandusky County has slightly more supply and lower prices, which can appeal to budget-conscious buyers.
Pricing has reacted in an interesting way to these shifts. The typical home value is up strongly from last year, rising nearly 29 percent, while the median list price has edged down a bit over the same period. Fewer homes are selling above list than a year ago, and the average sale-to-list ratio has slipped just under 100 percent, suggesting buyers have a bit more room to negotiate even as values trend higher.
