Inventory in Scioto County has tightened over the past year, with active listings down roughly one-third and sitting at 31 in July. New listings have fallen even more sharply year over year, dropping nearly 60 percent, and pending sales are down more than 70 percent. Despite fewer homes coming to market and fewer deals going under contract, months of supply is at 6, signaling conditions that lean toward buyers.
Pricing is adjusting alongside these shifts. The typical home value is about $193,000, which is slightly higher than last month but down around 8 percent from a year ago. List prices have moved even more, with the median list price falling by more than half year over year, suggesting sellers are pricing more conservatively to attract offers. Even with these reductions, sellers are still achieving close to their asking prices, as the average sale-to-list ratio is near 99 percent.
Homes are taking longer to sell, with the median days on market rising to 67, much higher than a year ago and slower than the broader Ohio market, which has just 2.8 months of supply. A smaller share of properties is selling quickly, and only about a quarter close above list price. With Ohio’s statewide prices up modestly while Scioto County prices edge down, local buyers may see relatively better value than in other parts of the state.
