Inventory in Scioto County has thinned compared with last year, with active listings down about a quarter even though there are 34 homes on the market. Contract activity looks mixed, as homes sold have fallen roughly 30 percent year over year while pending sales are up more than 50 percent. With months of supply at 6.6, conditions lean toward a buyer’s market even as the number of options has narrowed from a year ago.

Homes are moving more quickly than they did a year ago, with the median days on market dropping to 49, and only about a quarter of recent sales closing above list price. Sellers are receiving about 95 percent of their asking price on average, which trails the broader Ohio market where prices are higher and inventory is tighter at about 2.8 months of supply.
