Inventory in Warren County has expanded notably, with active listings up more than a quarter from a year ago and about 12 percent higher than last month. Contract activity is keeping pace, as homes sold climbed nearly 17 percent month over month and pending sales rose almost 7 percent, pointing to steady buyer demand.

Price trends show some cross-currents, with the typical home value up around 7 percent year over year even as the median list price is down nearly 10 percent from last year. Homes are still moving more slowly than a year ago, with the median days on market at 40 and far higher than last spring, but they are selling a bit faster than just a month earlier.

Supply conditions have loosened compared with last year, as months of supply has risen about 60 percent year over year to 2.7 months, now matching the wider Ohio market. Even with more choices for buyers, Warren County remains tilted toward sellers, with an average sale-to-list ratio just under 100 percent and more than a quarter of homes still selling above list price.
