The typical home value in Cherokee County is projected to be $227,500 for the month of December. November’s finalized data reported the typical value of a home in the county to be $230,000—up 13.3% over the previous 12 months. For comparison, state-level data pegged home values at $252,500 in Oklahoma for the most recent reporting period. That number is expected to float around $250,450 in December.

Cherokee County had 22 new listings and 26 listings that went under contract in November, decreasing the area’s total available inventory to 141—down 18.02% from the previous month. Inventory is projected to have further decreased in December.

Of those 141 active listings, 24.82% reduced their price in the month of November. The median listing price for homes in Cherokee County grew 7.67% from October to November, bringing the current median listing price to $279,950. Based on projected data for December, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In November 2025, the median time for a listed property to go pending was 31 days, compared to 6 days in November 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this December.
