Inventory in Cherokee County has been building, with active listings up about a quarter from last year and rising more than 10 percent just since April. New listings have jumped even faster, surging more than 70 percent year over year. Homes going under contract are keeping pace, with pending sales up around 11 percent from a year ago.

Buyer activity is clearly present, as closed sales climbed more than 10 percent year over year and roughly 24 percent month over month. Months of supply has eased back to 4.4 months after being higher earlier in the year, pointing to a neutral market where neither side has a strong upper hand. Typical home values are slightly below Oklahoma’s statewide median, and the local typical home value in May was down a bit from last year but up compared with April.

Pricing dynamics show a mix of opportunity and firmness. The median list price rose more than 8 percent from last month and is slightly higher than a year ago, while the average sale-to-list ratio improved to just under 99 percent and the share of homes selling above asking has roughly doubled month over month. Homes are taking a little longer to sell than in April, with a median of 26 days on market, yet more than a third still go off-market within two weeks.
