Year-over-year, Harrah’s typical home value has slipped about 12.8 percent to roughly $229,000, even as nearby Oklahoma County inched up 0.6 percent to about $262,495. At the same time, inventory is still higher than a year ago by about 20.5 percent, yet pending sales are down around 5 percent and new listings are off by about 7.1 percent.
March 2026 data shows list prices moving up much faster than values, with the median list price at $269,900 and up about 28.5 percent from the prior month. Homes are also taking much longer to sell, with a median of 116 days on market, more than tripling year over year by about 231.4 percent while months of supply sits at a relatively tight 2.2.
Looking ahead to April 2026, typical values are projected to be nearly flat at about $229,894, but the projected median list price jumps to roughly $299,850 even as inventory is expected to ease from 47 to about 39 listings. Even with that limited supply, about 21.3 percent of sellers recently cut their prices, and roughly 42.9 percent of homes still sold above list with sale-to-list ratios just over 1.0, so both buyers and sellers can benefit from an Agent Pronto–recommended agent to navigate Harrah’s shifting conditions.
