Over the rolling three-month period ending in May 2026, Yukon’s home values are slightly below year-ago levels, with the typical home value down less than 1% year over year. Listing prices, however, are edging up, with the median list price rising about 1% from a year earlier. Supply has expanded compared to last year, as active listings are up more than 8% year over year.

In the latest three-month snapshot, buyers are seeing homes sit longer than they did a year ago, with median days on market more than doubling to 22 days. Even with that slower pace, inventory is still tight at 1.8 months of supply, which is higher than last year but consistent with a seller’s market. Homes continue to sell close to asking, as the average sale-to-list ratio is just under 99%.

Recent activity shows 85 homes sold and 82 new listings over the period, indicating demand remains solid even as new supply lags last year’s level. The share of properties selling above list price has eased to about 18%, down notably from the highs seen in 2023 and 2024.
