Over the past year, typical home values in Dallas have edged down about 2.65 percent to roughly $441,950. That contrasts with Polk County overall, where values are up 4.63 percent to about $475,000. Local conditions are moving differently than the broader county, giving buyers and sellers a more nuanced backdrop to consider.

In March 2026, the median list price in Dallas was about $429,900, and it has dropped around 12.75 percent from the prior month, while projections for April point to a lower median list price near $398,500. Typical home values are expected to ease slightly next month as well, with a projected value of about $440,425 even as Polk County’s projected typical value rises to roughly $491,875.

Homes are taking longer to sell, with the median days on market now around 116, up more than 30 percent month over month and over 68 percent year over year. Inventory sits at about 72 homes, roughly 3 months of supply, with new listings up 20.83 percent year over year and pending sales also a bit higher than last year. About 25 percent of listings saw a price drop recently, yet roughly 12.5 percent still sold above list, and the average sale-to-list ratio is just over 1.0, aligning with a seller’s market reading of 24 on the local gauge.
