Dallas home prices in the latest rolling three-month window are down compared with a year ago, with the typical home value slipping about 9 percent. Listing prices, though, are slightly higher year over year, showing sellers are still aiming a bit above last year’s levels. Inventory is also up modestly from a year ago, giving buyers a few more options than they had last summer.
Sales activity has strengthened notably in this period, with homes sold increasing by roughly 14 percent and pending sales jumping nearly 47 percent from a year earlier. New listings are also up more than 20 percent year over year, indicating more owners are deciding to put their homes on the market.
Looking at the most recent rolling three-month data, the median days on market has fallen to 56, a sharp improvement from last year’s slower pace. Months of supply has tightened to 3.5, consistent with Dallas being categorized as a seller’s market. About one in five homes is selling above list price, and the average sale-to-list ratio is just under 100 percent, suggesting sellers who price accurately are still getting close to what they ask.
