Albany currently leans toward sellers, with the market gauge pointing to a seller’s market despite some signs of easing. Months of supply has fallen to about 3.2 months, down more than a third from a year ago, indicating inventory is not keeping pace with demand even as active listings are up more than 12 percent year over year.

Prices are fairly steady in this rolling three‑month view, with the typical home value up only about 1 percent compared with a year ago. At the same time, the share of homes selling above list has dropped to roughly 21 percent from much higher levels a couple of years ago, and the average sale-to-list ratio is just under 100 percent, showing buyers have a bit more room to negotiate than before.

Activity has picked up meaningfully, as homes sold are up about 11 percent year over year and pending sales are up about 7 percent, even though days on market have lengthened to around two months compared with much faster sales in past years. With new listings only slightly higher than a year ago, this mix of stronger demand and moderated price pressure creates a nuanced environment where local expertise matters.
