Year over year, Salem’s rolling three-month home values have been mostly stable, with the typical home value essentially flat compared to last year. List prices, however, are edging higher, up about 2 percent. Inventory has also grown over the past year, with active listings up around 7 percent, giving buyers somewhat more options than they had before.

In the latest rolling three-month period ending in May 2026, there were about 1,170 active listings and 478 homes sold, reflecting a market with solid activity. Months of supply has climbed to 4.1, much higher than a year ago, which points to more balance between buyers and sellers even as the broader gauge still classifies Salem as a seller’s market.

Homes are spending more time on the market than they did last year, with the median days on market now at 57 compared with much faster sales a year earlier. Fewer properties are selling above list price than in prior years, with about 21 percent closing over asking and the average sale-to-list ratio just under 100 percent.
