Year over year, Amazon’s rolling three-month home values have risen noticeably, with the typical home value up nearly 10 percent. Listing prices moved higher as well, climbing about 9 percent from a year ago. Compared with the broader city of Eugene, where prices are up less than 1 percent, Amazon is seeing much stronger price growth.

In the latest rolling three-month period ending in May 2026, inventory and new activity both picked up. Active listings increased more than 50 percent from a year earlier, while new listings nearly doubled and pending sales rose close to 60 percent, signaling more owners and buyers engaging in the market.

Selling conditions have shifted from the intense pace seen previously, but demand is still evident. Months of supply has expanded to about 3.2 months from roughly 1.2 months in Eugene, pointing to a bit more breathing room for buyers locally. Homes in Amazon are still moving quickly, with a median of just 10 days on market and more than 80 percent going off the market within two weeks. While the share selling above list has eased to about one in four, the average sale-to-list ratio remains slightly above 100 percent.
