January’s finalized data reported the typical value of a home in the neighborhood to be $767,500—down 7.79% over the previous 12 months. For comparison, city-level data pegged home values at $768,750 in Lake Oswego for the most recent reporting period. That number is expected to float around $715,630 in February.

Lake Forest had 10 new listings and 14 listings that went under contract in January, decreasing the area’s total available inventory to 10—down 0.0% from the previous month. Inventory is projected to have further decreased in February.

The median listing price for homes in Lake Forest grew 30.66% from December to January, bringing the current median listing price to $914,500. Based on projected data for February, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In January 2026, the median time for a listed property to go pending was 117 days, compared to 213 days in January 2025.
