Contract activity is mixed, as homes sold inched up year over year while pending sales dipped, and new listings jumped more than 15 percent from a year ago even though they fell from July.
Pricing is showing modest resilience, with the typical home value up a bit from last year even after a small decline from July. At the same time, the median list price is down slightly year over year, suggesting sellers may be adjusting expectations to meet buyers in the middle.
