Inventory in Marion County has expanded, with active listings up more than 12 percent from last month and over 6 percent year over year, while months of supply has climbed to 3.9 and now sits slightly above the Oregon-wide 3.8 months. Contract activity is also firming, as new listings jumped about 35 percent month over month and pending sales rose nearly 14 percent, even though closed sales dipped slightly from April and are running about 5 percent below last year.
Pricing is showing modest movement rather than big swings, with the typical home value around $454,000 and essentially flat compared with a year ago, while the median list price is up just over 3 percent year over year. Homes are generally selling very close to asking, as the average sale-to-list ratio is just under 100 percent and nearly a quarter of recent sales closed above list price despite that share running lower than it did a year earlier.
Days on market have shortened from April to May, falling from 56 to 51 days, yet homes are still taking longer to sell than they did in much of the past year.
