Year-over-year, Tri-City’s rolling three-month data shows home values moving lower while asking prices push higher. The typical home value is down sharply from a year ago, yet the median list price is up almost 7 percent, reflecting a gap between what recent buyers have paid and what sellers are currently aiming for.

Inventory and activity have both thinned compared with last year’s rolling period. Active listings are down by more than half and homes sold have fallen over 70 percent, while months of supply has surged to about 7.7 months, signaling more options relative to the pace of sales than a year ago.

Looking at the most recent rolling three months, homes are sitting on the market a median of 68 days, a dramatic increase from a year earlier, but sellers who do transact often do well, with about half of sales closing above list price and an average sale-to-list ratio above 101 percent.
