Inventory in North Bend has expanded in the latest rolling three-month view, with active listings up more than 14% year over year to 95. New listings have inched higher compared with a year ago, while homes sold and pending sales have both risen at a faster pace, each climbing by around 8–14% annually. With months of supply at 5.1 and down from a year ago, buyers are seeing more options even as conditions still tilt toward sellers.

Despite these gains, the average sale-to-list ratio has edged slightly lower than last year to about 98%, and only around 10% of homes are closing above the list price, a smaller share than a year ago.

Homes are also tending to sit longer before going under contract, with the median days on market now around 39, compared with much quicker timelines seen in prior years. This mix of stronger prices, more inventory, and slightly slower pace suggests buyers have a bit more room to negotiate, even as sellers still hold some leverage.
