Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).
Inventory in Carbon County has picked up modestly, with about 430 active listings in June, up from May and slightly below last year. Contract activity is steady, as 117 homes went under contract and 100 closed, even as closed sales have slipped from both the prior month and a year ago.
Pricing shows mixed signals, with the typical home value around $311,000, up slightly year over year but jumping more sharply from May. At the same time, the median list price has moved down compared with both last month and last year, suggesting sellers may be adjusting expectations to keep buyers engaged.
Market pace has clearly accelerated, as the median days on market dropped to 19, roughly half of May’s level, while months of supply has edged up to 3.1, a bit above Pennsylvania’s 2.9 but down from last year locally. With only about one in five homes selling above list price and an average sale-to-list ratio just under 98 percent, both buyers and sellers can benefit from an Agent Pronto–recommended agent who knows how to price, negotiate, and time their move in this evolving market.

Carbon County offers residents a welcoming blend of outdoor recreation, historic charm, and close-knit communities, with abundant natural beauty, practical amenities, and a strong sense of local pride.
Carbon County blends small-town communities with straightforward access to larger hubs such as Allentown and Lehigh County. Buyers find a range of options, from historic homes in Jim Thorpe to newer neighborhoods closer to Lehighton and the Poconos. Daily needs are easy to handle, with supermarkets, medical offices, and local schools spread across the county, and Routes 209, 248, and the Northeast Extension of the Turnpike connecting residents to jobs and services.
Outdoor amenities are a major draw. Lehigh Gorge State Park and Hickory Run State Park offer hiking, biking, fishing, and winter sports, while the D&L Trail provides miles of scenic paths along the canal and riverfront. Families appreciate established local districts like Lehighton Area School District and community resources such as the Dimmick Memorial Library in Jim Thorpe.
Carbon County’s mix of walkable boroughs and quieter rural settings appeals to both long-time residents and newcomers looking for practical livability rather than big-city pace. Real estate here can vary block to block, from steep historic streets to suburban-style developments and country properties, which makes knowledgeable guidance crucial. “Anthony is the best. He and his team are extremely professional and will get the deal done.”
“If you are looking for a real estate agent who combines professionalism, responsiveness, and genuine care for her clients, I highly recommend Dwana Woodley. From the beginning of the home-buying process, Dwana demonstrated exceptional attention to detail, ensuring every step was handled thoroughly and accurately. She remained proactive in identifying potential concerns, explaining options clearly, and keeping everything moving forward efficiently. Her negotiation skills played a critical role in putting me in the best position possible to purchase a home. Dwana consistently advocated on my behalf, balancing strategy with transparency while navigating discussions with the seller’s agent and coordinating closely with the loan servicer. Her ability to keep all parties aligned helped avoid delays and ensured progress throughout the process. What stood out most was her constant communication. I was never left wondering about the status of my purchase because Dwana provided timely updates,”
“Brian went above and beyond as a realtor. Always communicative and easy to reach. Excellent input and expertise. Third house purchase with Brian and he never disappoints!”
“Zack did an outstanding job marketing our home! His research and professional advice regarding pricing, and the extra measures he took in showcasing the house and property, made a tremendous impact in the sale of our home. He's also a real pleasure to work with. Thank you, Zack!”
“This was a challenging home to market & sell (high HOA fees in a 55 community) but Darryl's (Darryl Shands) persistence and willingness to invest his time and go the extra mile got us through. When our first Buyer's financing fell through, we met and strategized what next stpes would be. The seasons had changed and the home had now been vanat for 2 months. We spent a weekend freshening up the exterior of the home and improving its curb appeal and Darryl re-launched our listing with a new Open House and a very small price reduction. He secured multiple new offers and got us back under agreement in a week. His advice on pricing and negotiations was vital in our eventual deal and we walked away from closing very satisfied. We are very thankful for his partnership.”
“It was a great experience. Easy and efficient”

“It was a pleasure purchasing our first home with Justina Ott. She absolutely knocked it out of the park in a very competitive market. We strongly recommend her services. Thank you again.”
