Inventory in Carbon County has picked up modestly, with about 430 active listings in June, up from May and slightly below last year. Contract activity is steady, as 117 homes went under contract and 100 closed, even as closed sales have slipped from both the prior month and a year ago.

Pricing shows mixed signals, with the typical home value around $311,000, up slightly year over year but jumping more sharply from May. At the same time, the median list price has moved down compared with both last month and last year, suggesting sellers may be adjusting expectations to keep buyers engaged.

Market pace has clearly accelerated, as the median days on market dropped to 19, roughly half of May’s level, while months of supply has edged up to 3.1, a bit above Pennsylvania’s 2.9 but down from last year locally.
