Year over year, Monroe County’s typical home value has climbed at a double-digit pace, rising much faster than the statewide gain. Listing prices are also up from last April, pointing to sustained demand despite broader inventory growth in Pennsylvania. At the same time, homes here now take considerably longer to sell than a year ago, signaling a shift from the very rapid turnover buyers and sellers saw previously.
April’s snapshot shows a typical home value around the mid-$300,000s and a median list price close to that level as well. Inventory has expanded to more than 1,100 active listings, roughly 20 percent higher than just a month earlier, while months of supply has moved up to about five months, placing the area in a softer seller’s market than the state overall.
Even with more homes available, sellers are still seeing solid pricing power, with the average sale-to-list ratio near 99 percent and about one quarter of sales closing above asking price. Buyer activity is mixed, as pending sales jumped sharply from March even though the number of completed sales fell both month over month and year over year. With homes spending a median of 49 days on the market, buyers gain a bit more time to compare options, while sellers face more competition from new listings.
