Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Home prices in Monroe County have risen notably over the past year, with the typical home value up nearly 15 percent. Median list prices are also higher, climbing a little over 10 percent year over year. Compared with the state as a whole, where prices are up about 6 percent, Monroe County has seen stronger appreciation.

In the latest May snapshot, the typical home value stands around $349,000, while the median list price is near $375,000. Inventory has inched up only slightly over the past year, with about 1,200 active listings and roughly 3.9 months of supply, keeping conditions tilted toward sellers. Homes are moving more quickly than last year, with the median time on market down sharply to just 22 days, and nearly 43 percent of properties are going under contract within two weeks.

Sales activity presents a mixed picture. Closed sales are down a bit year over year, but pending sales have surged more than 25 percent, signaling solid buyer interest heading into future months. Nearly one in four homes is now selling above list price, and the average sale-to-list ratio is just under 100 percent, reflecting limited room for deep discounts. Whether you are a buyer trying to compete effectively or a seller aiming to price and time your move well, Agent Pronto can connect you with a local Monroe County agent who understands these conditions.

Learn more about what Monroe County has to offer.

Monroe County offers residents a balanced, high-quality life with ample outdoor recreation, strong community services, and growing opportunities for work, education, and connection.

Monroe County offers a distinct mix of mountain lifestyle and commuter convenience that feels different from nearby Lehigh Valley communities or Morris County. Here, forested ridges, lakes, and small towns meet year round tourism and easy access to New York City and Northampton County.

Residents enjoy four true seasons. Outdoor time might mean skiing at Camelback Resort, hiking and waterfalls in Big Pocono State Park, or paddling the Delaware Water Gap National Recreation Area. In-town, Stroudsburg offers local restaurants, galleries, and events that give the county a strong sense of identity and community.

Families and long time residents value local schools such as Pocono Mountain School District and East Stroudsburg Area School District, and make regular use of resources like the Eastern Monroe Public Library. From lake communities in Tobyhanna to historic neighborhoods around Easton, each part of the county has its own character, price point, and pace of life.

Because Monroe County attracts both full time residents and second home buyers, market conditions can shift quickly with interest rates and tourism trends. Whether you hope to buy before the next seasonal upswing or sell while demand for Poconos properties is strong, connecting early with the right local expert is essential. Agent Pronto can help both buyers and sellers find a Monroe County agent who understands timing, preparation, and the nuances of each community.

“If you are looking for a real estate agent who combines professionalism, responsiveness, and genuine care for her clients, I highly recommend Dwana Woodley. From the beginning of the home-buying process, Dwana demonstrated exceptional attention to detail, ensuring every step was handled thoroughly and accurately. She remained proactive in identifying potential concerns, explaining options clearly, and keeping everything moving forward efficiently. Her negotiation skills played a critical role in putting me in the best position possible to purchase a home. Dwana consistently advocated on my behalf, balancing strategy with transparency while navigating discussions with the seller’s agent and coordinating closely with the loan servicer. Her ability to keep all parties aligned helped avoid delays and ensured progress throughout the process. What stood out most was her constant communication. I was never left wondering about the status of my purchase because Dwana provided timely updates,”
