Year over year, Monroe County’s typical home value has slipped about 2.0 percent to roughly $299,000, even as Pennsylvania overall has edged up by about 0.5 percent to $293,100. New listings are down sharply, falling more than 48 percent from last year to just 162 in February 2026. Pending sales have also cooled, dropping nearly 28 percent compared with a year ago.

Looking at the latest month, inventory stands at 617 homes, which is about 11 percent lower than last month and roughly 17 percent below last year. Homes are taking longer to sell at a median of 74 days on market, up about 21 percent year over year, while roughly 16 percent of listings have had a price drop and about 23 percent of recent sales closed above the asking price, with an average sale-to-list ratio just under 98 percent.

Despite these shifts, Monroe County is still classified as a seller’s market, with about four months of supply and a market gauge reading of 30. Projections for March 2026 point to a typical home value near $287,025, a median list price around $353,000, and inventory easing to about 577 homes, suggesting conditions may gradually rebalance.
