Year-over-year, Cumberland County’s typical home value has dipped slightly, even as Pennsylvania overall has seen prices rise. At the same time, active listings in the county are up nearly 10 percent from last year and months of supply has grown modestly, though inventory is still leaner than the statewide level of 2.9 months.

In the latest May reporting period, the median list price jumped almost 6 percent from April and is now more than 10 percent higher than a year ago, signaling sellers are testing higher price points. Buyer activity is firm, with pending sales up about 11 percent month over month and more than 5 percent year over year, even as closed sales run slightly below last year’s pace.

Homes are still moving quickly, spending a median of just 7 days on the market in May, and roughly 45 percent sold above their list price with an average sale-to-list ratio just over 100 percent. With only 1.6 months of supply and a seller’s market designation, conditions favor well-priced listings, so both buyers and sellers can benefit from working with Agent Pronto to find an agent who understands this fast-moving market.
